The Synopsis
The 8-member family of Manohar (Madhavan) buys a flat numbered 13B and move in. The entire family is happy until certain strange things start happening. Manohar’s wife (Neetu Chandra), his mother (Poonam Dhillon) and his sister-in-law get glued to the TV and get hooked to a soap titled Sab Khairiyat Hai.
Manohar is disturbed by the inexplicable events occurring in his flat. Then he discovers that whatever is happening in the TV serial Sab Khairiyat Hai is repeated on his family members. He also finds out that this serial is aired only in his TV and nowhere else. He takes his friend (Murali Sharma), a policeman, into confidence and the two start investigating into this strange phenomenon.
Will they succeed? Can they save the family members from unknown disasters? The rest of the film deals with the answers to these questions.

The Performances
Madhavan is energetic and gives one of his best performances ever. Neetu Chandra has gone through the motions adequately. Deepak Dobriyal makes you feel his screen presence with appropriate body language. Poonam Dhillon is more like a redundant prop. Sachin Khedekar is adequate. Dhrtiman Chatterjee, as the neighbour with a dog, is impressive.
The Techniques
The story is alright but the screenplay is not as gripping as it should for a film of the horror-thriller genre. It is too lengthy to make the necessary spooky effect. The dialogues are lackluster.Cinematography, editing and audiography are very good. The music is OK, but the film could have been better without any song numbers.
The Verdict
13B is technically well made, but lackadaisical screenplay and a 2 and1/2 hours duration of the film are a deterrent to watch the film.
